In 24 hours I will close my laptop for one week. A few years ago I would have taken my laptop with me on vacation but not anymore. Packimpex understand as an employer your employees need time away. This situation presents challenges for HR and global mobility experts in managing housing options for employees relocating to the Netherlands. 𝗔𝗳𝗳𝗼𝗿𝗱𝗮𝗯𝗹𝗲 𝗛𝗼𝘂𝘀𝗶𝗻𝗴 𝗔𝗰𝘁 𝗜𝗺𝗽𝗮𝗰𝘁: Implemented on July 1, the Act extends the points system to mid-priced private rentals, capping rent at 1,158 EUR for properties previously renting for around 2,000 EUR. As a result, there is a significant decrease in availability of mid-priced rentals in the Randstad region. 𝗖𝘂𝗿𝗿𝗲𝗻𝘁 𝗔𝘃𝗮𝗶𝗹𝗮𝗯𝗶𝗹𝗶𝘁𝘆: Amsterdam: 2 mid-priced rentals available. Utrecht: 1 mid-priced rental available. The Hague: 3 mid-priced rentals available. 𝗥𝗲𝗻𝘁𝗮𝗹 𝗠𝗮𝗿𝗸𝗲𝘁 𝗧𝗿𝗲𝗻𝗱𝘀: Low-Priced Rentals: Often temporary and reserved for specific groups. High-End Rentals: Remain unregulated with more availability. Larger Apartments: (60-80 square meters) are being sold. Many landlords are selling rental properties due to reduced returns.Some investors are buying properties cheaply, anticipating a rollback of the rent regulation. Key points below: 🔹 Effective Date: July 1, 2024 🔹 Rent Control: Points system determines maximum rent 🔹 Social Housing Cap: Max €880/month 🔹 Annual Increases: Capped at 5.8% for social housing, 5.5% for others 🔹 Contract Changes: Limits on short-term rentals; push for permanent contracts 🔹 Landlord Requirements: Must disclose property points by Jan 2025 🔹 Tenant Rights: Can request rent adjustments if overcharged 🔹 High-Cost Cities: Rent controls to benefit cities like Amsterdam A few caveats: ➡ The Act overlooks broader issues of housing shortage and limited new construction, which could worsen rental property scarcity as demand remains high. ➡ Landlords might react by selling off smaller rental properties, reducing the available rental stock. ➡ The new measures apply only to new tenancies, limiting their effectiveness, and there could be a surge in rents for properties above the new threshold. ➡ While renting to expats remains feasible, it is important to monitor the impact of the new legislation on the rental market.
