What is Glass Fiber Reinforced Concrete (GFRC)? Our GFRC solution is comprised of a 1" thick composite glass fiber concrete skin that is mechanically attached by flexible steel pins to a sturdy frame. GFRC is economical, easy and quick to install, fire resistant, and energy efficient. Its uses are prime for creating curvaceous panels and complex shapes to create impressive structures. Pictured here are our noteworthy San Francisco Towers which used GFRC to compose 5 towers accented with bay windows, recessed windows, archways, and ornamental railings. Without using GFRC, these beautiful details wouldn't be possible. 🏢 ➡ 🏘 The largest office-to-residential conversion in New York City to date is moving forward. Pfizer's former HQ is being converted into 1,500 market-rate units. Nathan Berman and his team at Metro Loft Management are perhaps the most experienced developers pursuing office-to-residential conversions and they are only getting more bullish. Interest is growing with another half dozen conversions happening simultaneously across NYC. This trend extends to other cities like Toronto and SF, where the opportunity is significant. This conversion will cost "hundreds of millions of dollars", and as is often the case with high-rise conversions, will entail replacing all the windows and the facade, distributing wet utilities throughout the floor plate, and re-configuring the building interiors. Using #prefabricated facades, interior walls, utility shafts, and MEP pods, coupled with a systematic approach to thread together offsite fabrication with onsite installation can significantly reduce the cost (and compress the schedule) of conversions. I think there's a huge potential for players in AEC to offer dedicated products and services for conversions. See how the University of Davis Health Center’s Parking Structure IV bit.ly/4cBjuDE utilized a precast concrete hybrid moment frame system, which is a lateral force resisting system designed to be self-righting after a major seismic event, enabling immediate re-occupancy of the structure. This critical infrastructure design resulted in a Platinum rating resulting in Parking Structure IV becoming the first hospital campus and University of California-owned building to be rated by the US Resiliency Council (USRC). To minimize site impacts on the bustling campus, designers chose precast concrete producer Clark Pacific’s prefabricated parking solution to meet design goals and expedite construction. Nearly all structural components were fabricated off-site and then assembled on-site. By the time the project received approvals and permits, 90% of the fabrication was complete. Using precast concrete elements, the project was completed in just over 11 months.
