Off-Site Construction #Phases: 1. Predesign: Does off-site aid in meeting cost, time, labor, site, and programmatic goals? 2. Design: Is the project designed in integration with stakeholders for off-site manufacture, transport, assembly, and disassembly if required? 3. Develop: Is the design developed to distinguish what is done on-site versus what is manufactured in the factory? 4. Detail: Are detailing and collaboration among the design team, general contractor, fabricator, and installer emphasized? 5. Order: Are design changes minimized and orders placed promptly to reduce costs? 6. Fabricate: Is fabrication performed with prototypes and reduced lead times in coordination with the project team? 7. Deliver: Are site deliveries timed just-in-time to minimize handling? 8. Assemble: Are assembly operations designed to ensure safety, quality, time, and cost parameters are met? #KeyConsiderations: - State Regulations: Compliance with third-party agencies, state programs for design, approval, and inspection varies by state. - Transportation: Shipping regulations vary by state, affecting codes, permitting, and associated fees.     🚧 Building #SpeedCore: Advanced Construction Techniques 🚧 🔹Total Wall Thickness: Top 21 inches, base 45 inches. 🔹Faceplate: ASTM A1043 Grade 50, Fy = 50 ksi and ½ inch thick (¾ inch in high-demand regions) 🔹Cross-Ties: Rod Fy = 55 ksi, 1 inch diameter, 12 inches on-center. 🔹Erection Crew and Project Impact: Larger than conventional steel systems, potentially 50-100% more, reducing overall project schedule and cost due to less site labor. 🔹Connection Methods: Welded or bolted, with tight shop tolerances ensuring proper fit-up. Rainier Square utilized field splice welds. 🔹Slab Connections: Welded rebar, ledge angles with shear connectors, pre-drilled holes. Rainier Square used pre-drilled holes for rebar. 🔹Fabrication: No special machinery required. Adequate shop space and crane capacities are necessary. 🔹 Construction Sequence: Panels erected with columns, concrete placed after erection.     🏢 Modular Buildings: Construction Standards in NY and NJ ! We would like to share information about construction standards for modular buildings in New York (NY) and New Jersey (NJ). 🏗️ Modular Buildings in NY: Factory Manufactured Buildings (Modular) in NY are commercial or residential structures constructed using a method where components are manufactured off-site. These buildings are intended for permanent installation on a building site. Modular buildings in NY must adhere to the requirements of the Uniform Code and State Energy Code. Each modular building must bear an Insignia of Approval issued by the Department of State, indicating compliance with standards and regulations. The installation of a modular building must conform to local requirements and be subject to permitting, inspection, and approval by the local Authority Having Jurisdiction (AHJ). While the Department reviews and approves modular buildings for compliance with the Uniform Code and State Energy Code, it does not handle “above code” or “stretch” codes. 🏠 Modular Buildings in NJ: Modular buildings in NJ are intended for installation on permanent foundations (without relocation) and are designed to meet the state’s adopted building codes. NJ participates in an Interstate Compact for the construction of modular buildings. The federal government oversees the installation of manufactured homes in NJ, and installation contractors must be licensed by HUD and attend continuing education classes. This information is crucial for professionals in the construction industry.
