Let's talk about narrow lots. As the industry works to address questions of afforability and attainability, lots are becoming smaller. Narrow lots are generally defined as under 20’ for townhomes and less than 45’ (35’ for the structure) for single-family detached homes. Whether you're building attached or detached housing, narrow lot home design must address aesthetics and curb appeal, livability, and how homes fit in the fabric of the surrounding community. It can be tricky to get right, which is why partnering with an architectural team experienced with narrow lot home design is essential. Here are seven design considerations when building homes on a slimmer lot profile: 1. Build Up Narrow lots require vertical floorplans with primary living spaces often situated on a second level above a garage. 2. Build Down Take things below grade to create more living space. Offer an included or optional basement that can act as a rec room, another bedroom, home office or studio, or accessory dwelling unit (ADU). 3. Consider Articulation Without articulation, a home can easily resemble a simple box or rectangle. Use color and materials to create character and to distinguish each home. This is especially important for attached housing types. 4. Feature Four-Sided Architecture Ideally, each side of the elevation is visually pleasing (and may even be a requirement in a community’s guidelines). When budget allows, elevations should feature four-sided architecture with thoughtful articulation. 5. Move Garages to the Back Consider alley-loaded garages to give the neighborhood a pedestrian-friendly look and feel. 6. Keep Things Clear, Light, & Bright For the interiors, the overarching goals are to reduce visual clutter and harness natural light as much as possible. Open concept floorplans, large windows, and strategic window placement visually expand the look of a home’s interior by allowing the eye to travel with minimal obstruction. 7. Offer an Outdoor Living Feature Outdoor living spaces are popular and appealing. Expand a narrow lot home’s living space by including a small yard, side yard, patio, deck, or covered front porch. #architecturedesign #architect #residentialarchitecture #urbaninfill #infilldevelopment #homebuilding
