During the zen moments of motorcycle repair and tinkering, the occasional torque wrench ratchet sounds will be drowned out by the morning dove calls and cricket chirps. When it's time to ride? This isolated stretch of woods at the end of an unpaved road will echo with engine revs as the owner's dart between trees through their network on dirt bike tracks.     Martha’s Vineyard. Nantucket. Kiawah. Jackson. Sun Valley. Or any number of other similar destinations across the US. These are all very desirable areas. And they all have a problem. Existing housing is too expensive for permanent residents. High land costs make it difficult to justify not going big with new builds, if you can afford it. Contractors and local home builders are perpetuating the narrative that “it’s really expensive to build here, and that’s just the way it is.” And “really expensive” isn’t just 25% or 50% more than expected, but 300% or 400% more. But, demand allows this narrative to continue and there is a small market that - for the time being - can sort of support it. Except this self-perpetuating narrative of “it’s just expensive” is creating a bad condition, and places that are far less interesting. It’s pushing out even those with very healthy budgets and reducing the opportunity to introduce new housing stock. It’s impossible for service workers and anyone catering to vacationers to live here. Off season life in these locations can be grim and empty. We speak with potential clients all the time looking for a new way to keep or get a foothold in these places. And our first response isn’t just to accept “Oh well, it’s expensive to build,” but instead to question the premise of why that is and come up with new modes of delivery that can combat excessive build costs. Maybe that’s smaller footprints. Or, maybe it’s panelization and pre-fabrication. Or, maybe it’s seeking build teams from outside of the immediate market. Or doing what we’re doing for our project in Sun Valley. Everyone told our client to just tear down her existing bungalow and build a new home from scratch. But, the initial pricing guidance she heard from local architects and home builders was exorbitant and out-of-reach for her finances. Instead, we took a different tact, and treated this as a surgical renovation and addition project. We retained much of the foundation, wall framing, and systems of the existing house, and reduced permitting costs by approaching it as a renovation. And, we kept the scale much smaller than a typical new build in the area. The result is a completely reimagined, full-time family residence that is functional, beautiful, and will be built at less than 50% of the prevailing $/SF construction to be immediately equity positive upon completion. We’re moving into final finish and fixture selections, and excited for this place perched high above the Pacific to gain some momentum.     To combat rising housing costs and reduced housing availability, Vermont legislated that every lot across the state could, legally, have an Accessory Dwelling Unit (ADU) built on it. We have ADU (and primary home) projects across the state, but one of our favorites is way up in the Northeast Kingdom, a rural part of Vermont tucked up against the Canadian border. Our client’s were looking for a multi-functional ADU. It’s a rental property, for those looking for a taste of what it means to live way out there. It’s an in-law suite. For newly-minted grandparents looking for extended stays with their grandchildren. It’s an office. Our clients work from home as a designers, and sometimes need to get away from their normal circuit of life, take in new inputs and think new thoughts. Based on a small bar, this place combines ancient New England forms (hello, cape roof!), with modern building science. Vermont is one of our favorite places to work. We have thoughtful, craft-oriented build partners throughout the state. The code and zoning process is appropriately loose, without being reckless.
