We are excited for what's to come at Spring Rock Village in the Town of Brewster, MA on Cape Cod! As a recipient of the 2024 Affordable Housing Development Grant Awards announced by Massachusetts Governor Maura Healey and Executive Office of Housing and Livable Communities Ed Augustus. Today, Diane Corbett, C.C. Huang, Emma Clouse, and summer associate Patrick Fraser of Applegate & Thorne-Thomsen, P.C. attended a celebration of the Island Terrace redevelopment by Preservation of Affordable Housing (POAH), a national nonprofit developer and operator of affordable housing communities. This is another much-needed rehabilitation of affordable and workforce housing in the rapidly changing neighborhood of Woodlawn in Chicago. Recapitalization of Island Terrace, which contains 240 apartment units, involved both 4% and 9% Low Income Housing Tax Credits from the Illinois Housing Development Authority and the City of Chicago, tax-exempt bonds issued by IHDA, HUD/FHA Section 221(d)(4) loans, bridge loans, and equity investments from Merchants Bank IN and its affiliates, CDBG financing from the City of Chicago’s Department of Housing, COVID-19 Affordable Housing Grant Program (CAHGP) financing from IHDA, Section 8 project-based rental subsidy and HUD Green and Resilient Retrofit Program (GRRP) funding from the U.S. Department of Housing and Urban Development, financial resources from POAH, and many hours, months, and years of dedication and hard work by POAH Chicago. The determination of POAH to build and preserve affordable housing and support communities in Illinois and beyond is an inspiration to us!
