    Our philosophy as a company revolves around tailoring the experience of our residents to the unique amenities of the surrounding City. In pursuit of this aim, we're excited to participate in programs and events that engage the community and provide platforms for local creatives to showcase their talents. Proxy Properties will be hosting an Art Walk at their Oak Cliff Assembly Site in East Oak Cliff next Saturday July 6th from 2pm-8pm, featuring more than 100 local artists, and local food and beer vendors.     It's the first day of summer and we're excited to get out of the rain and bring you another construction update - this time at our Zoo Phase I (850 S. Ewing) project in Dallas! Building B, which consists our four 2-bedroom townhome units, has completed framing top-out and is moving on to interior rough and exterior facade. In the background, you can also see the ongoing progress on Building A. Framing is underway for this building, which will house our 36 studio and 1-bedroom units, with top-out expected by the end of July.

    Introducing our Medical District project with CAP Multifamily! This project offered a unique design opportunity to fit into the neighborhood, while also recognizing its current growth. Each floor has a common amenity including fitness, co-working and community lounge with a view, which we hope will facilitate community for years to come.     As we head into the weekend, today is the final day of the under construction portfolio reveal. We look forward to bringing you further updates as we progress through construction and transition to construction on additional projects in the coming months. We appreciate the engagement thus far and encourage you to reach out to hear more about what we have planned! Another project in partnership with Re:Studio Architecture is the highlight for Day 6. --- Mail Avenue Apartments at 2220 Mail Ave. in Dallas is less than half a mile from West Mockingbird Lane, the northern boundary of Medical District, a significant economic driver for the submarket and region attracting medical professionals, researchers, students, and patients from across the country. The project is also less than half a mile from Dallas Love Field, providing convenient access to another job and transportation hub. On-site amenities include a fitness facility, a coworking space, and a community lounge that includes a balcony with a view of Downtown Dallas. The project’s unit mix includes 19 studios and 20 1BRs. More than half of our studio units at Mail Avenue will offer balconies in excess of 100 square feet. The four street-facing studios on the fourth floor will feature massive 225 square foot balconies, while the other large wrap-around studio balconies will enjoy a private alcove with a downtown view. The project began construction in April 2024 and is on track for completion by February 2025.

    Another Dallas construction project with Re:Studio Architecture is the highlight for Day 5. --- Zoo Phase I Apartments at 850 South Ewing Ave. in Dallas is less than half a mile from the Southern Gateway Park, a 5-acre bridge park that is under construction and expected to open to the public in 2026 connecting Oak Cliff to East Oak Cliff supercharging the area’s revitalization efforts. Additionally, as the name suggests, the project is located around the corner from the Dallas Zoo, a 106-acre zoo home to more than 2,000 animals representing over 400 species from around the world. The project’s unit mix includes 20 studios, 16 1BRs, and 4 2BR townhome units. The project began construction in February 2024 and is on track for completion by December 2024. Mission Ridge Consultants are our partners on all our active and pending projects, and they deserve a special shout out for helping us break ground on this particular one. Their help has been in invaluable addition to our team!

    We are excited for this project with CAP Multifamily which will add 12 apartment homes in Old East Dallas. . . . . . . . . . . We believe that the best opportunity to positively contribute to affordable housing in center-cities like Dallas, is to add a gentle housing density in support of greater access to jobs, services, and transportation. According to research published by Enterprise Community Partners, missing middle housing, buildings with roughly 2-9 units, are the most affordable of any building type.     The third project currently under construction is another one in partnership with design team Re:Studio Architecture. --- Reiger Avenue Apartments at 5313 Reiger Ave. in Dallas is tucked into the Junius Heights neighborhood just a little over a mile outside of both Deep Ellum and Lower Greenville neighborhoods and a short drive to Downtown Dallas. The project’s unit mix includes 1 studio and eleven 1BRs. The lone studio unit features an exterior balcony of more than 100 square feet, and the four first floor 1BR units will have private attached enclosed garages as well as a fenced private yard. The project began construction in April 2024 and is on track for completion by February 2025.

    Under Construction Portfolio reveal - Day 2! --- East 9th Street Apartments at 417 East 9th St. in Dallas is less than half a mile from The Bishop Arts District, a redeveloped area that serves as a primary hub of creativity and culture for the Dallas metro area. East 9th is also less than 2 miles outside of Downtown Dallas, a convenient distance to all the downtown amenities, including employment centers, networking and social opportunities, and a vast swath of cultural and entertainment options. The project’s unit mix includes 16 studios, 13 1BRs, and 3 2BR units. Our studios will feature a spacious WIC and a designated desk nook, while the first-floor studios will also feature private yards, a unique amenity for residents in the Bishop Arts area. All 1BR units above the first floor will feature private balconies, including massive 275 square foot balconies for our street-facing one-bedroom units on the fourth floor. The project began construction in May 2024 and is on track for completion by March 2025. We're thrilled to be bringing this project to life in partnership with our design team Re:Studio Architecture!

    Nestled on a wooded, nearly one acre site in the Brentwood Trinity Heights Neighborhood, we are excited to break ground with CAP Multifamily & Gordon Highlander on 40 apartment home and townhomes at the corner of Ewing & Morrell Avenue. As we’ve shared previously, this community is very special to us. Not only do we make our office down the street, but we’ve been involved in the community for nearly a decade. One of the first new commercial construction projects in East Oak Cliff in decades, the residences are walking distance to the Dallas Zoo, DART (Dallas Area Rapid Transit Zoo Station, Southern Gateway Park, The Oak Cliff Assembly, and future Smittox Brewing Co. Brewing. With development coming nearby it was important in our design to balance both public and private green space, to minimize the impact of vehicular access on the site design, and to maximize the street frontage for the pedestrian experience.     What they don’t tell you about business pivots! Three years ago I pitched a 5 year vision for Builders of Hope Community Development Corporation called the “Build A Better Dallas.” This plan included BOH expanding its services and transitioning to a more comprehensive housing development strategy by adding multi family to our portfolio. Why this change ? While homeownership is important and will continue to be our flagship initiative, creating access to affordable housing for all incomes is a growing need and Dallas has a big gap for practitioners. This required a pivot. Pivots are scary. Pivots are intimidating. But pivots are necessary. Developing our first low density multi family project has tested and tried me, challenged and caused me to question my skills and ability. Pivots can be painful but they are also very personal. To the leader that’s holding on to the old while watching the landscape change, or the high skilled worker behind the desk of a job that don’t tap into their potential…. PIVOT because there is purpose on the other side of the pivot pains. #leadership101
