Lincoln Equities Group obtained a $60.8 million construction loan for a 420,024-square-foot industrial asset at 861 Sloan Ave. in Hamilton, according to a Wednesday announcement from Cushman & Wakefield, which served as the exclusive adviser. The loan was provided by PCCP, LLC. A Cushman & Wakefield Equity, Debt & Structured Finance team of John Alascio, Chuck Kohaut, T.J. Sullivan and Jason Blankfein represented the borrowers. “This transaction underscores the strong demand for high-quality industrial assets in strategic locations,” Alascio said. “861 Sloan Ave.’s proximity to key ports and major highways, coupled with the robust local consumer base, makes it an attractive opportunity for investors.” Read more:

The New Jersey Department of Environmental Protection on Thursday announced it will issue a very limited approval to the Passaic Valley Sewerage Commission for the construction and emergency use only of a backup power station on its 140-acre site that borders the Newark Bay. The potential permit from the DEP marks the completion of an environmental justice review, but the approval is just one step of a permitting process that is expected to last an additional six months. The approval would only allow the PVSC to operate the facility in the event of a storm that disrupts PVSC’s power service. And it would come with numerous other environmental conditions, which — when implemented — would create a net overall reduction in the emission of air pollutants from the PVSC facility as a whole, DEP Commissioner Shawn LaTourette said. More than that, building the backup power facility would (hopefully) prevent further situations where power outages have resulted in raw sewage flowing into the Newark Bay and back into homes and businesses the plants serve. Gov. Phil Murphy didn’t have any precise figures to hand out, as conversations are still ongoing, but the governor offered that efforts of the FIFA 2026 World Cup Host Committee for New York/New Jersey to raise in excess of $100 million for logistical concerns are going well. “I feel like we’ve got good momentum,” he said. “People are buying the notion that, while the numbers may be big, it’s going to be in the category of, ‘Boy, that was worth it.’” Murphy made his comments Wednesday, two days after seeing the impact of global soccer firsthand, as he led a small contingent that visit Germany for the final of Euro 2024 — the second-biggest tournament in the world. There were players going into the stands to protect their families in Charlotte, North Carolina. And fans without tickets rushing through the entry gates of the stadium in Miami — a mob scene that easily could have turned deadly. Fortunately for MetLife Stadium, nothing of the sort happened when it hosted three games in the recent Copa America soccer tournament. The goal is to keep it that way. While the FIFA 2026 World Cup Host Committee for New York/New Jersey and MetLife Stadium officials certainly have been busy working through all of the challenges that the World Cup will bring, crowd control and security quickly rose to the top of the list following those two scary incidents last week at other Copa games. Gov.
