#Multifamily property owners are finally getting a break.   Effectively immediately, HUD is raising the maximum permissible wind or named storm deductible for properties with FHA-insured mortgages to $50,000 or 5% of the insurable value per location, whichever is greater, up to a maximum of $475,000 per occurrence. Beforehand, the maximum #deductible was $50,000 or 1% of the insurable value, whichever was greater, up to a maximum of $250,000. Multifamily #insurance costs have risen dramatically over the past several years — up 27.7% over the 12 months ending in January and 129% since 2018, according to a recent Yardi Matrix report – so this news from HUD is more than welcome.

This vacancy rate is 0.6% higher than it was this time last year. Rents are around $24/SF in general retail buildings, $29/SF in malls, $33/SF in power centers, $22/SF in strip centers, and $27/SF in neighborhood centers. The submarket's current transaction cap rate stands at 7.4%, above the Tampa market average of 6.3%. Over the past three years, transaction cap rates have averaged 6.6%. FUNDED DEAL: Gelt Financial, LLC, a direct CRE lender, funded a $200,000 1st lien position cash-out refinance loan secured by an owner-occupied office condominium in Charlotte, NC. The property value was estimated at $450,000 so our loan-to-value (LTV) was 44%. The Borrower was an experienced healthcare clinician and recently had credit issues. They needed the funds for working capital. The office condo includes a conference room, 3 offices, a kitchenette, a restroom, and storage. It was in excellent condition and is approximately 1,574 square feet. The Borrower had poor credit. Their exit strategy is to refinance into a long-term loan within 1-2 years. The interest rate was 13% floating, and we charged 3% origination points. The loan term was set at 24 months. This hard money loan was funded in May 2024.
