Job Description
Ogden & Company, Inc., has an exciting new opportunity for an experienced Commercial Portfolio Manager. This person will be tasked with overseeing a commercial portfolio of properties located across Wisconsin. The individual must have a willingness to work for the good of Ogden & Company, Inc., while adhering to the company’s systems, procedures, policies, handbooks and standards.

Ogden & Company, Inc., has an exciting new opportunity for an experienced Commercial Portfolio Manager. This person will be tasked with overseeing a commercial portfolio of properties located across Wisconsin. The individual must have a willingness to work for the good of Ogden & Company, Inc., while adhering to the company’s systems, procedures, policies, handbooks and standards.

- Work as a key team member of the Commercial Real Estate Division to manage all aspects of a commercial real estate portfolio in Wisconsin
- Maintain regular communication with property owners, tenants, and vendors, to build relationships
- Maintain the integrity of real estate assets to enhance future value, through proactive scheduling of building maintenance, repairs and capital improvements
- Perform regular property inspections and coordinate regular inspections of all building components, including: roof, structure, interior, exterior, HVAC, mechanical, electrical, plumbing, life/safety and grounds
- Oversee special projects
- Have in-depth knowledge of building systems and components
- Bid and negotiate contracts for reoccurring operating, maintenance and capital improvement projects
- Have knowledge of accounting practices
- Have familiarity with commercial insurance policies
- Have ability to understand complex lease agreements
- Participate in tenant lease renewal process and work with commercial brokers on space availabilities
- Oversee maintenance requests, work orders and repairs for tenants and building
- Coordinate work with company’s preferred vendors
- Responsibility for the preparation of annual budgets and any necessary reforecasting
- Preparation of annual CAM estimates and reconciliations
- Responsibility for reviewing and approving all property invoices
- Monthly financial reporting to owners, including variance reports
- Maintain records and files related to building operations and tenants
- Monitor Accounts Receivable and coordinate legal action, as necessary
- Perform the general duties and responsibilities of a Commercial Portfolio Manager
- CPM designation, preferred
- Bachelor’s degree, preferred
- Wisconsin Real Estate License preferred
- 3+ years of commercial real estate experience required
- Experience with Commercial Accounting software
- Availability after hours, as needed, for on call and emergency response and coordination
- Strong ability to multi-task and work independently in a fast-paced environment
- Strong written and verbal communication skills
- Strong ability in a team setting, working effectively and professionally with a wide variety of people, clients, and situations
- Ability to read and comprehend documents such as lease agreements and contracts
- Ability to effectively present information in one-on-one and small-group situations
- Detail-oriented
- Strong negotiation skills
- Ability to complete property budgets for assigned properties
- Ability to carry out instructions, both written and oral
- Ability to maintain a courteous professional manner with internal and external clients
- Ability to use good judgment
- Ability to work collaboratively across different business units, handling multiple tasks to meet deadlines
- Technology proficient, internet, and job-related software including but not limited to Microsoft Office 365 and Real Estate Management software such as Yardi and Real Page
- Ability to reason and proactively solve problems
- Possess a valid driver’s license, furnish own vehicle and maintain auto insurance
