As the Director of Real Estate for Stretch Zone, your primary focus will be helping franchisees identify great locations, sign good lease terms and get open quickly. The Director of Real Estate will work closely with franchise owners, local and national landlords, and with the store opening team at Stretch Zone Corporate. A primary goal for the Director of Real Estate is to hit company store opening goals while also maintaining a high level of support for our franchise system.
This key position will optimize franchise speed to open, franchise profitability, and support company goals.
There will be some limited (10%) travel involved in this role for national conferences, landlord portfolio reviews and some field visits.
Job Responsibilities
Hosting kickoff calls with all new franchisees to outline the leasing process
Assist franchisees in identifying great real estate for upcoming Stretch Zone locations
Assisting franchisees through cost modeling (ProForma) in evaluating potential new sites
Helping franchisees expedite through the leasing process
Approving locations – ensuring new locations meet minimum criteria
Proactively work with landlords (local and national) to identify future potential sites through portfolio reviews
Create positive relationships with national landlords
Partner with the Store Opening Team to identify locations that need additional Real Estate support or who may be experiencing delays
Achieve all company store opening goals
Work on special projects as needed
SKILLS & QUALIFICATIONS:
3-5 years of experience in Commercial Real Estate, preferably with a national chain or franchise brand.
Bachelor’s Degree in Marketing, Business or Communications is preferred.
