The Project Manager plays a vital role through effective project tracking and job budgeting, with concise written and verbal communications to our clients, management and employees in day to day activities, meetings and correspondence.

The Project Manager will maximize job profit while also insuring all work is performed in an ethical manner and within the project time constraints outlined, within the limits of all laws and standard business practice. You will be responsible for concise, timely and accurate bids from blueprints to walk-throughs. You will be responsible to work with Subcontractors and vendors; ensure selected are properly insured and approved to work for our client; work with the projects team in turning over project information. You will contribute information and recommendations to the strategic plans and reviews of the project, such as they may prepare and complete action plans; implement production, productivity, quality, and customer-service standards; resolve problems; completing audits; identifying trends; determining system improvements; implementing change.

uties and Basic Responsibilities

" Estimating: Conceptual, Bid Estimation, Competitive and Negotiated.

" Customer Service - Open and timely communication is key to successful customer communications. The Project Manager is responsible to keep the customer informed in each step of the project. You are expected to "know your customer's needs.

" Oral / Electronic/ Written Communication (in person, phone, email, text) with Clients, Vendors, Coworkers, and Subcontractors. The preferred method of communications is in person, but the Project Manager must be able to use other forms such as phone, e-mail and written communication styles effectively.

" Utilize Project Management tools to create, or modify construction schedules. JPSI uses Microsoft Project. You will be required to use this in your scheduling activities.

" Utilize Time Management Skills are imperative. As a Project Manager with multiple project responsibilities you will be required to implore the highest professional standards and duties to each project. " Organize and Direct subordinates activities on the project.

Responsibilities

" Quality Management Skills are a must. You are to ensure JPSI's quality expectations are achieved on your project. Estimating and Budgeting Skills that are achievable and result in the highest profitability for JPSI. Key Responsibilities:

" Timely and accurate project estimating

" Daily verbal and e-mail communications with Customers, Management, Subcontractors and Employees " Leadership and supervision of subordinates

" Attend and/or chair Project Coordination meetings, and Project Meetings " Setup, Implementation, and completion of Project Budgets, Schedules, Compliance, RFI's, Subcontractor Contracts, Change Orders, Permits, Insurance etc..

" Maintain a solid understanding of the risks and potential costs, schedule requirements for the project

" To retain control of preparation documents, contract negotiations, award, and the successive stages of Johnson Project Solutions, Inc.

" Leadership: motivating and inspiring people to keep the project moving forward toward successful completion even in the face of the physical demands of aggressive project schedules and the emotional demands of discouraging developments. Successful Project Managers establish and communicate their vision for their project; speak "our rather than "this project. Exhibit a "can do response to problems and demonstrate a positive attitude. They stay calm under pressure and command respect of their entire team. Most important, they accept responsibility for failures.

" Customer Relations: This involves managing the interactions between the customer and the rest of the project team. You must understand the customer's point of view and advocate appropriately for the customer to others. You must be accessible and available and responsive to the customer during the project. You show respect to the customer at all time and seek customer feedback on the projects performance.

" Project Planning: You must devise and maintain a workable scheme to accomplish the project; you will develop written plans for all significant undertakings, document and distribute the project plan. You will update and revise the project schedule as needed. You must utilize available planning tools effectively. You must know what the project will really cost and how long it will take to complete it.

" Performance Measurement: You will collect and analyse project information to determine where the project stands and to predict future status and progress. You must actively monitor your project. Encourage an attitude of "No Surprises. You must measure performance to the budget and submit status reports on time. You are responsible for ensuring invoices are promptly coded and returned to accounting.

" Communicating: You must send clear messages and select the proper method of communication; oral, electronic, written, be professional and use language carefully and accurately. You must be an active listener.

" Organizational Effectiveness: You must have the ability to "get things done. This will require an understanding of the formal and informal structures of the organization. To be successful you will know who to go for help and maintain a network from whom to get assistance. Know the company resources that are scarcest and manage them carefully.

" Team Building: You must encourage and enable people to work as a team to accomplish the project. Insist on the best the team can do, call attention to achievements and acknowledge growth opportunities.

" Solution Solving: Solution Assessment is being able to identify what must be done and then implementing the proper action. Always follow-up to ensure it remains a solution. Experience / Educational Requirements:

" Prior construction estimating role " Prior working experience as a Project Manager in commercial construction

" Proficient skills in Estimating / Budgeting / Scheduling

" Previous Tenant Improvement experience helpful, construction-related supervisory experience, and working with subcontractors a must

" Previous multi-project responsibilities in Budgeting and Scheduling Working Conditions, Environment, Physical Demands, and Employment Requirements Working Conditions:

" Office hours are Monday through Friday, 7 AM to 5Pm.

" One (1) hour lunch each day.

Specific vision abilities required by this job includes close vision, distance, color, peripheral, depth perception, and the ability to focus.
