Retail Design Manager

Job Summary

We are seeking a Retail Design Manager to join the multi-billion dollar construction project at JFK Airport. The Retail Design Manager will be responsible for ensuring the tenants adhere to their design & build schedules and for the overall quality of each tenant's design and construction on the JFK Terminal 1 Redevelopment Program. Act as the representative to the tenants and the tenant's representative to internal departments such as: Leasing, Development, Construction, Design and Operations; and external entities such as local governmental authorities.

Job Duties And Responsibilities

  • Perform tenant coordination duties to ensure projects open on time and within budget.
  • Manage the tenant program and track/report progress using the Tenant Status Report (TSR).
  • Ensure tenants are on schedule with their deliverables and schedule milestones.
  • Proactively coordinate tenant/lease requirements with the base building documents and specifications throughout the documentation and construction process.
  • Review each tenant's Design Concept Submittals for Tenant Design Criteria compliance and monitor subsequent submittals for continued compliance.
  • Perform design/plan reviews with guidance from the Retail Design Manager.
  • Perform due diligence for leasing in terms of space condition and available utilities for spaces to be leased.
  • Develop a thorough knowledge of the airports within the region including specific logistics, architectural, ADA, mechanical, electrical, plumbing, fire protection and fire alarm codes and requirements.
  • Assist Design Director/Manager in development of Tenant Design Criteria for new projects based on the base building architectural and utility design.
  • Visit the active unit construction sites to monitor progress of tenant's construction, and to verify or clarify existing on-site conditions or information needed to expedite the tenant's design and construction process.
  • Coordinate onsite activities and site surveys with airport management staff and/or airport authority.
  • Monitor drawings such as A2's, development, retail category and lease expiration plans for accuracy.
  • Generate Punchlist based on walkthrough, approved drawings, lease terms and Airport Authority design standards; ensure tenant completes punchlist in a timely fashion.
  • Facilitate the process of receiving complete close-out documents within 90 days of open date and create a manage a comprehensive filing system for easy retrieval of all items required under the sublease.
  • Create and manage a comprehensive spreadsheet that tracks all tenant build-out costs for the project.

Required Qualifications

  • Seven (7) years of tenant coordination or related experience.
  • A Bachelor's or Master's degree in Architecture, Construction Management, Interior Design or related field is preferred.
  • Experience in retail development projects and/ or retail design preferred, but not required.
  • Proficient in Microsoft Office Suite; Master skills in spreadsheets (Excel).
  • Basic proficiency in scheduling software, such as Microsoft Project.
  • Knowledge of building and ADA codes and structure.
  • Knowledge of mechanical, electrical, plumbing and fire protection codes and systems.

Salary: $75,000-$110,000
