Job Description

Position Summary: The role of the Senior Director of Property Management is responsible for running the portfolio of properties professionally while focusing on expansion, ensuring stability or improvement of property values, establishing and meeting operating budgets, developing a skilled and qualified management team, maintaining positive relationships with subordinates, co-workers, investors and clients. The position may also be overseeing responsibilities of chairing business processes, programs, and procedures.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Guide and supervise a team of Directors, Sr. Regional Directors and Regional Managers.
  • Oversee and direct property management activities related to company’s diverse residential portfolio.
  • Responsible for the overall successful operations of properties and works to ensure the department operations meet or surpass industry standards.
  • Responsible for long lasting client relationships.
  • Ensure properties are well-maintained and meet relevant local codes.
  • Responsible for budgeting and relevant financial data for properties.
  • Effectively manage properties to achieve maximum occupancy potential.
  • Identify growth opportunities and lead department to achieve broader company goals.
  • Responsible for assisting in preparing the property's annual project budget and business plan for approval by senior management as well as the implementation of and adherence to the approved budget.
  • Analyze financial and operating information and adjust business plan as necessary.
  • Responsible for the timely and accurate completion and submission of the periodic reports as required.
  • Oversee achieving and maintaining budgeted occupancy goals including occupancy marketing activities and reviewing all resident communications and marketing materials.
  • Provide oversight of robust community services and resident events that ensure high-quality programming, education, and enjoyment for residents.
  • Oversee the leasing process and procedures and ensure compliance with fair housing and approved requirements.
  • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.

Organizational Responsibilities:

  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)
  • Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivity
  • Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.

Work Hours (may vary by state or location): Company hours of operation are 8:00am-5:00pm Monday through Friday. Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. Must be able to perform the essential job functions unaccompanied.

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Education/Experience:

10 plus years property management experience, with a minimum of 5 years as Regional Property Manager, knowledge of HUD, tax credit, and other regulatory agency requirements. Demonstrated knowledge and skills in executing sales, customer service, revenue/expense management, and financial business plans.

Language Ability:

Demonstrated ability to read, write, and communicate effectively to comprehend and complete business plans, financial documents, legal documents, motivate and lead teams, and communicate property strategies and performance with clients and property owners.

Math Ability:

Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, and other fiscal reporting information.

Reasoning Ability:

Highly organized in work with ability to manage information and prioritize tasks to meet assigned deadlines. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Demonstrates the ability to understand complex accounting transactions, record them appropriately, and clarify the details to supervisors and/or clients in written or verbal communications. Senior-level experience and skills in leading and managing others, including demonstrated skills in interviewing, on-boarding, directing, evaluating performance, and making effective talent management decisions.

Computer Skills:

Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents. Proficient in using property management software (preferably Yardi, One Site, Yieldstar, and others).

Certificates and Licenses:

Certified Property Manager is preferred. Valid driver’s license is required.

Supervisory Responsibilities:

Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists is required. Manage a team of Directors, Sr. Regional Directors, and Regional Directors as necessary.

While performing the duties of this job, the employee is regularly required to use hands to finger, type, handle, or feel and talk or hear. Incumbents must be able to physically access all exterior and interior parts of the property and amenities. Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily.

Incumbent must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Must be able to view computer screens, mobile phones, and other electronic equipment for extended periods of time where visual strain may result.

Routine, local travel may be required to attend training classes or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.

Infrequent, non-local travel may be required to attend training, meetings, visit sites, or other situations required to meet company expectations.
