Baltimore made the New York Times’ annual “52 Places to Go” list for 2024 at #14! Many of you are probably thinking… “Really?! Why Baltimore?” Baltimore, too often overshadowed by negative headlines, is a city rich in history and culture that stands as a symbol of resilience and renewal. So, what is going on in Baltimore? Let’s delve into a few of the exciting developments that are reshaping the city: Lexington Market America's oldest public market, founded in 1782, has undergone a massive facelift. The modernized facility, reopened in the fall of 2022, is a celebration of entrepreneurship, housing a diverse array of local businesses. Rash Field Transformed into a 'safe and serene gathering spot for families,' Rash Field now features three parks (nature/adventure/skate), an overlook with harborfront views, and a shaded lawn following its impressive $16.8-million makeover. I often stop by Rash Field on my runs around the Harbor, no matter the time of day or time of year, this is one of my favorite spots for a quick rest while taking in the sights and sounds of the city, especially the Inner Harbor. CFG Bank Arena (formerly Royal Farms Arena) Recently reopened after a remarkable $150 million-dollar renovation, CFG arena stands as the city’s largest indoor sports and performance venue, catering to a diverse audience. The Walk @ Warner Street Transforming an underutilized industrial zone into a modern and walkable district, improving connectivity between Horseshoe Casino and M&T Bank Stadium (Go Ravens!), and just a short walk from Camden Yards (How 'bout them O's?). This 250k sq ft site features Yards Social Bar, a Topgolf facility and 34k sq ft of retail space with a new Paramount music venue coming soon. The aforementioned developments/destinations hardly scratch the surface of what Baltimore, the city I call home, has to offer. Will you be visiting Baltimore this year? Downtown DC needs a hub for arts and culture and Chinatown would be perfect anchored by the Smithsonian’ Portrait and American Art Museums, Shakespeare Theater, Wooly Mammoth Theater, MLK Jr. Memorial Library, National Law Enforcement Museum, National Building Museum, Capital Jewish Museum, and the plethora of great restaurants already there! Relying on sports is only one option of many. I hope the mayor selects people other than developers to think this through like Destination DC, DowntownDC BID, and the leaders of the aforementioned organizations. When we started going there 20 years ago, it wasn’t for sports it was to explore a place that was uniquely DC, it was an alternative to Georgetown and DuPont, to shop, eat, and walk with friends. So much potential if we look to other models around the country that have successfully revitalized neighborhoods. Reasons to Be Bullish on the City Of Hamilton 🐂🐂* Yes it looks a little dark right now. And there's no denying that if you're a small business in Hamilton, particularly in hospitality or real estate, you've come through a crushing 5 or 6 years. Just as the food and entertainment scene was cresting in the late 2010's, we had COVID, lock-downs, the commercial real estate crash, agile working, a spike in homelessness and drug addition, inflation, a housing crisis and on and on. But there is hope. And reasons to be optimistic. Why? Because we are about to experience what happens when one of the most powerful modern forces of urban regeneration is unleashed. We are on the cusp of massive PRIVATE sector infrastructure investment in the entertainment and cultural industries with corporate partners that are not just leaders in Canada, but are at the apex of their industries globally. How many of those businesses have ever been in Hamilton? Are here now? In 2021, the City transferred operational responsibility of three key downtown entertainment facilities to a consortium called the Hamilton Downtown Urban Precinct Group ("HUPEG") for a 49-year period. The consortium is led by PJ Mercanti and the Carmens Group and includes the region's largest land developer, Alinea Land Corporation. (Full disclosure: HUPEG and Alinea are wonderful clients of Gowling WLG) These facilities include the very heart and soul of Hamilton's entertainment scene: FirstOntario Centre, FirstOntario Concert Hall, and the Hamilton Convention Centre. In a absolutely brilliant turn of events, HUPEG recruited the Oak View Group (OVG), the world's largest developer of sports and live music venues, whose partners include Live Nation Entertainment, to undertake a $300m renovation of our arena with the determined ambition to deliver Canada's No 1 venue for live entertainment. And by live entertainment, I mean music. This is all about to start in a meaningful way. You'll hear a great deal more shortly. Beyond the obvious, why is this important? Here's why: 🎼 Construction and redevelopment at this scale generates jobs. Lots of them. 🎼 Live entertainment, particularly at a world class level, spins off enormous sustainable economic benefits, particularly for downtown hospitality. 🎼 Music and the arts - the creator economy - is the future of work and a powerful force for urban regeneration. And this can be an incubator/magnet for that talent globally. 🎼 Cities, like companies, thrive on 'brand'. And globally recognized performers performing in world class venues project brand and confidence. This city may have been built on steel. But as PJ Mercanti likes to say, it will be rebuilt on Rock & Roll. (Or whatever the kids listen to today). Sound check anyone? A week ago I had the pleasure of going to the launch of the Sport & The City report by Future Places Studio Commissioned by Art-Invest Real Estate, British Land and Ryder Architecture the report approaches the balance of the growing Urban environment, which 84% of the UK live within, and access to sporting and physical opportunities within this environment. Using global examples as well as case studies from around Southwalk the report highlights 4 action points. 1.      Placemaking should have sport at its heart connecting communities, users and visitors. 2.      Communities should provided a varied offer of sporting facilities and clubs that reflects the diversity of the location. 3.      Placemaking should be innovate as to how it integrates spaces for sport into the everyday. Benthempliem Rotterdam is a good example of this. See image below..the space acts as part of the city’s water management system holding 2 million litters of water when required and also acts as a community sports facility. 4.      Sports facilities should underpin design that is inclusive, walkable, connected and green. The launch was hosted by Decathlon UK with a panel of Luka Vukotic, Roger Madelin, Delphine MAZILLIER and Cllr Catherine Ross from London Borough Of Southwark highlighting the positive heath impacts sport can play in local communities.
