Security is super important and educating our customers/tenants on proper locks is key. A standard padlock can be cut quick and easily but the type we mandate take a ton of effort and tools to remove, enough time for us to take action. We have very good relations with law enforcement and visited them this week, gifting them a little something to convey our appreciation for patrolling our property daily. I recently purchased a self storage facility in Ohio and have been seeing the many benefits and differences over owning multifamily, another asset class we love investing in. I have a few other facilities I am working on closing right now and plan on focusing on self storage this year. Self-storage has the lowest default rate of any major asset class, is very recession-proof and offers so many benefits, especially in this economy. Affordable Housing and Workforce Housing aren’t bad words. There’s a major shift happening in real estate and now more than ever it’s important to understand the importance of having this type of housing for the first time buyer, the young Veteran, the employees of these major manufacturing companies coming to town, and teachers, Publix employees and small business owners. And I’m talking actual affordable livable housing - maybe 1200 - 2000 sq. ft. homes starting at $275K with the basic needs met. I know I seem unrealistic but it’s reality and what’s needed for people in the communities I serve to survive. I think this would pay off in the long run.

Halton Hills Housing Update - Ep. 178 What an odd week! We report July's unofficial numbers this week but what was more odd was the activity with sales, new listings and most notably, properties removing themselves from the market. My summarized analysis of what we saw this week is that we are in a changing market and what we will be watching for is if we follow last years trends from here. I suspect based on this weeks activities, we will see prices soften through the back half of the year but the market isn't totally there yet. Georgetown remains scarce with inventory levels, which is helping keep things stable, but if we move into the fall and active inventory levels start to pick up rapidly, I think things can really change. Overall sales have seen a slow down and with interest rates where they are, I suspect we will not feel a 'hot market' like we saw especially in May, again this year. It's hard to predict exactly what will happen, and given how we rebounded this year, even if we feel a dip in the back half, I don't think that means doom and gloom for the market overall. #georgetown #haltonhills #haltonhillsrealestate #haltonhillsrealtor #limehouse #acton #glenwilliams #realestate #realtor #marketupdate #forsale #listing #buying #selling
