I've completed course numbers five and six in pursuing my #CommercialRealEstateCertificate program with Cornell University! Introduction to Commercial Real Estate Development and Managing Commercial Real Estate Development Projects. Throughout these courses I was able to hear from industry leaders and learn more about Commercial Real Estate Development projects by: - Aligning development strategy and objectives with the real estate cycle, municipality objectives, and market demands. - Selecting the appropriate location and site for a project using qualitative and quantitative analyses. - Analyzing the zoning requirements to determine the acceptable use and allowable size for a building project. - Determining the financial feasibility of a project using the pencil test, a thorough analysis of potential revenues, expenses, and development and financing costs. - Analyzing a project's culture to determine which aspects may drive the project from start to finish. - Creating a project schedule that identifies critical activities, milestones, and deliverables and sets appropriate durations to meet key deadlines. - Managing project costs by preparing a budget that accurately estimates all relevant costs and monitors progress as the project unfolds. - Analyzing potential impacts that could negatively or positively affect the project and develop strategies to address these impacts. I'm very proud to announce a HUGE step I've taken in my professional development. I have studied for the past year at the Yale School of Management and have just passed the test to achieve the Certified Private Wealth Advisor® designation through the Investments & Wealth Institute®. The Bureau of Labor Statistics website shows that only 3,683 professionals (including Wealth Managers, CPA's, Attorneys, Exit Planners, etc) in the United States have this designation. SUPER EXCITED!!! The certification required me to develop advanced knowledge and skills to address a wide range of complex issues in the following area:  Wealth Strategies: Tax-sensitive investment strategies, portfolio management, risk, and asset management. Legacy Strategies: Estate considerations, wealth transfer, charitable giving, and endowments. Human Dynamics: Ethics, applied behavioral finance and navigating family dynamics. Client-specific Needs: Business owners, executives, and retirees.

Charter School Leaders - a school asked me today, what differentiated me from other brokers they’re interviewing? Tenacity. There’s no place for quit in my mind, no task too great; and when it comes to fighting for better financial/health outcomes, I’m nice to have around. Most brokers have actuaries and analysts they can point to, free compliance subscriptions, bells and whistles and industry knowledge. They know about the captives, self funding, and the limited network plans, etc… but do they actually use them? Do they put in the effort to successfully implement ? There are plenty of hurdles that come along with change, extra work, already stressed service teams….who is up for the task? I told the school that I’m deeply involved on a personal level with my accounts and very driven. Not because we don’t have a great support team, but because I feel obligated to steer the ship. It’s my personal promise to take care of my schools, and there’s only one way to make good on it everyday, by being involved. I can’t steer the ship if I don’t know the course, study the weather report, and keep track of the maintenance. Today, I discovered my differentiator.
