Not all of us love the commute. While you can find positives in the camaraderie of a packed tube, or delight in a forgotten chocolate bar in your rucksack, let’s be honest, it’s a pain. But once I get to The Crown Estate office, just a stone’s throw from Piccadilly Circus, the memories of GWR drift away. Why? For me, it’s all about choice. And in the West End where I work, choice is everywhere you look. The choice of cafés, bars, restaurants, shops. The choice of places to swoop in and out, or places to stop, stay, and linger. The choice to check out that new restaurant you’ve heard such good things about, or grab something quick and easy, that won’t break the bank. As people, it’s important for us to have choice. And we’re truly spoiled for it here. That’s why I’ll happily put up with the travel time. And the fare. And the packed tubes. Because when I get to the West End, I’ve all the possibility I could ask for, right on my doorstep. An increasing number of owners/landlords are doubling-down on the flexible workspace sector. In a trading update last week, Workspace Group announced 343 new lettings for Q1 this year at increased £/psf and occupancy at 88%. Today, Grosvenor announces c20% of their UK office portfolio is to be converted to premium, hospitality-led flexible space. As lease lenghts have shortened and the demand for agile, flexible workspace increases, owners/landlords making the shift both directly and in partnership with operators are now turning empty buildings into thriving spaces and generating greater income at the same time. In our last post on #Coffee #Culture, we explored the vital role coffee shops play in fostering connections and community. Building on that, it's essential to highlight the importance of shared amenity spaces in modern office buildings. These spaces, often integrated into the flex space model, provide essential amenities like meeting and huddle rooms, quiet and wellness rooms, and access to training and board rooms. Yet, among these amenities, one stands out as particularly crucial: #coffee.
