Securing the HMO License from the council was quite the endeavor 🧗♂️ How did we do it? Initially, we meticulously combed through all council regulations, covering critical aspects such; ▫️Fire & gas safety ▫️Minimum room and common area sizes ▫️Kitchen facilities and storage ▫️Amenity standards for bathrooms ▫️Space heating & insulation To address any uncertainties, we sought guidance from seasoned developers who invested in the area, given the council’s reluctance to offer advice without a substantial fee 💰 Subsequently, we collaborated with roost - Interior Design and architect Teresa Montero to seamlessly incorporate these regulations into the design, ensuring compliance on all fronts 💪 Despite our confidence in meeting all requirements, the anticipation leading up to the final decision was still nerve-wracking, as the councils can sometimes be rather unpredictable in their decisions given that interpretation of regulations may differ in real-world application 🙈 It was a huge relief to find out that we satisfied all the conditions! 😀 #hmo #hmoinvestoruk #hmodesign #hmodevelopment #hmomanchester #propertydevelopment #hmoregulations #hmolicense #angelinvestors #propertyinvestment #investinginrealestate #investproperty #investors

What do we all think about award winning buildings that turn out to have significant issues…say for example they have combustible cladding on them. Should these awards from various industry organisations be pulled? What if the award is a few years old…say within the last 10 years. One reason I ask is that I have come across this situation a number of times and these awards are front and centre (regardless of the year they were awarded) when the property or apartments in the property are being sold on. They also still feature prominently on the architects or builders website as examples of their work - to attract new business and showcase their past performance. Should the industry organisations be informed so they can pull the awards? Do we think the industry organisations would actually pull the awards if informed? #construction #combustible #cladding #dontpeakbehindthecurtain

Any customer can have a house built to whichever standard they want so long as it is Passivhaus. Reading 'Towards a new Architecture', Le Corbusier’s support for standardisation and mass-production made me think of this paraphrased Henry Ford quote, in which Ford flippantly suggests that the customer does have freedom to choose, provided they make the ‘correct’ choice. In Fords case the ‘correct’ colour of the car optimised his factory line process and maximised efficiency. Accompanying Le Corbusier’s support for standardisation and mass-production in 'Towards a new Architecture', are an array of example buildings and towns (la Carriere, Versailles) which illustrate that to promote standardisation and mass-production does not need to diminish aesthetics (or performance). CCG (Scotland) Ltd have long been promoters of standardisation and our offsite manufacturing facility delivers mass-production capability that can contribute to solving the housing emergency in Scotland, whilst delivering the performance required. On the Passivhaus and Scottish equivalent front I would paraphrase Ford again, this time stating: Any customer can have whatever Passivhaus they want so long as it is built with a 140mm timber stud (thus optimising the efficiency of CCG’s factory line). #Passivhaus #CCG #BuildingFutures
