The rule of 3’s… Three things that I know to be true, on this day, February 13 2024: 1. TaylorMade and Tiger are business partners in Pop Stroke, since November 2022. 2. Wes Edens and Rory are business partners in Drive Shack, for years now. 3. Topgolf is having an earnings call at 2pm PST. Three things I suspect are true, on this day: 1. Tiger is not a close friend of Greg Bartoli, owner of Pop Stroke, as was recently suggested in a timely article. 2. Tiger is a close friend of Rory’s, forever more, beginning during the summer of 2021. 3. The PIF, Taylormade, Tiger, and Rory, are planning to compete directly with Topgolf, effective immediately. Drive Shack was delisted from the NYSE a year ago. Their stock price had traded for under $1 for a few months before the delisting. So how are they doing now? Drive Shack has three business units. • Puttery • Drive Shack • American Golf Puttery and Drive Shack are both plays in golf entertainment. American Golf operates 52 golf properties. While their share price is up 26% this year - their results are mixed. Drive Shack generally is not doing well. They operate four venues and have seen same venue revenue decline. Puttery is adding revenue growth, but they opened four venues to get that revenue growth. They saw same venue revenue decline at two venues in F&B due to a decline in traffic. Seeing a revenue decline for two venues that have only been open for two years is a concern. Puttery is battling Puttshack - who saw a $150 million investment from BlackRock. They are beating them in venues too. And they have a dozen in the pipeline to open. It will be interesting to see how Puttery works out in the next year. Drive Shack needs more capital, and Puttshack is well-capitalized. American Golf is doing generally well. They have seen revenue increases due to adding more golf properties and organic growth. Traditional golf is performing well - golf entertainment isn't performing as well as it should be for Drive Shack. Is golf entertainment starting to come back to earth? Or is this an isolated event with Drive Shack? I believe the sample size is too small to make an opinion off Drive Shack's results - but it is something to keep an eye on.
