Quite apt considering the storms we've been facing in the UK recently. Mallory Apartments is an affordable housing complex for low-income families in Fort Meyers, Florida. Offering a Key West coastal vibe, the development is a gated, villa-style community featuring 21 two-story buildings, gym facilities, a pool, a children’s play area, and a dog park. Midway through the construction of the housing complex, developers identified a conflict with the originally designed stormwater structure. The initial proposed remedy would have delayed construction by over six months and cost tens of thousands of dollars. Quattrone & Associates, Inc. suggested rerouting the entire building’s stormwater system with two instead of three connections; however, it needed to be accomplished with the already purchased piping material. Using Bentley's OpenFlows StormCAD, the team was able to reroute the stormwater system with two structures, while re-using all the existing piping. The solution saved the owner and contractor at least $10,000 (USD) and avoided a more than six-month potential construction delay. Completion is expected later this year.

Retaining Walls are Essential Workers in the Landscape Driving up 10th Street, past our eastern property line, you may notice the old retaining wall is beginning to fail. Plat records from 1919 indicate a retaining wall on the property, which would make our current wall very old. Weep holes for drainage were not included in the construction at the time it was built. Additionally, reinforced concrete was not used. Knowing that the Deere family was innovative with current trends for their building projects, this must have been standard construction practice for the period. Due to its age, construction, the weather and extreme temperature fluctuations, you can see the deterioration accelerating. Not every project is easily solved, and this is no exception. Addressing the retaining wall's problems is made more complicated by City utilities located in the right of way adjacent to it and the sidewalk. Necessary water lines, fire hydrants, storm drainage systems, and a utility pole will be included in the project. We are grateful to have received a City of Moline Community Development Block Grant (CDBG), which offset the costs incurred during the structural engineering assessment and informed our decision to prioritize replacing the northern portion of the retaining wall. This second section of the Lakeside Landing apartment and townhome complex is right off Brook Run Drive—mere minutes from the first section. Due to a large section of wetlands, we at CD Hall had to take extra care to not disturb this natural element of the site. Luckily, we pride ourselves on Environmental Stewardship, so taking that care came to us as naturally as the wetlands themselves. Now that this site is complete, it is easy to see the skill and attention that went into it from the ground up. Speed of deconstruction has been an issue. It is part of the value equation between demolition of buildings and deconstruction of them. The former sends most of the materials to the dump, the latter gives new life and extended value to the same once-used materials. The pace is picking up! The gap narrows! We were able to Deconstruct and upcycle 117-year-old lumber from old-growth forests from a 1906 - 1100sq ft home and a 1907- 3500sq ft home next to each other in 12 days! We had the privilege to work closely with M. Lambe Construction Limited on a challenging project on their site in Coventry. It involved post-build rubble removal from deep man holes like the one shown in the photo. The rubble was obstructing the live drainage on the site, a considerable issue. Removing rubble from manholes like these is no walk in the park. It requires a skilled team and the very best equipment to ensure a safe and effective operation.
