Let’s Talk Downtown ! When I imagine a “Downtown.” - I see nice clean, wide sidewalks full of people - I see well cared for colourful buildings - I see colourful plantings in flower boxes and hanging baskets - I see benches where people can sit and chat while having a snack - I see vibrant window displays to lure me inside - I see open doors and merchandise on the spacious sidewalks - I see no cars parked along the side where decorative planters separate the roadway from all the traffic - In some spots I see sidewalk patios where folks can have a meal and a beverage Downtowns should be a place for people first and not seen as a storage space for automobiles. We spend so much time focused on parking spaces in front of stores. Downtowns should be colourful and comfortable spaces to walk and shop and meet friends and neighbours. A professional parking strategist once told me that parking should be located in central locations away from store fronts either behind or in nearby bulk parking areas. Following our work on Golden Hills’ lobby in 2019, Atlus Properties sought our expertise once again to reimagine its primary amenity and bring it up-to-par with the building’s other common areas and neighboring offices. We recognized the potential to optimize the layout by removing a formerly underutilized café and transforming it into a tenant lounge and grab-and-go market. In the local real estate market, the addition of the hybrid lounge and grab-n-go market has allowed Golden Hills to successfully attract and retain leases. If you build it, will they come? Not necessarily... A commercial building in my neighborhood has been vacant for over a year. Despite being just 15 minutes away from Nashville's city center and surrounded by numerous amenities, including coffeeshops, breweries, restaurants, and retail spaces, this building remains empty. Why? It's being marketed as "creative office space," which is a disappointment given #remotework is the new standard. Instead of a potentially vibrant and active space, we have an abandoned building whose alarm goes off at least once a month for hours, if not days. It begs the question: what could have been done differently? Perhaps if the developers had collaborated with state or local economic developers, this project could have had a different outcome.
