I can understand why retail giants have pursued primary care--(1) new revenue streams, (2) additional boosts to lagging store sales, and (3) low cost equipment, staffing, and overhead costs. Makes sense. But the economics of fee-for-service primary care in the US can be challenging. Large health systems can use primary care to control patient flows to their facilities and also drive more lucrative specialty care. I don't see the same upside for the retail giants as their ability to leverage primary care to support other service lines through vertically integrated services is limited relative to traditoinal heatlhcare. Hence, we hear of WalmartHealth announcing the closing of 51 stores. #Cicero #healthcare

With Health care spending in the U.S. exceeding a whopping $4.4 trillion per year, it’s no wonder why the health and wellness sector is expanding its reach. There is a shift in the traditional model from medical plaza to medical retail locations. According to Ron Meyer who is the senior vice president of leasing at Phillips Edison & Co. “Medtail is one of our hottest categories, if not the hottest. It’s probably had some of the most rapid expansion within our portfolio, and we don’t see a lot of slowdown.” Landlords appreciate medical tenants’ longer leases, frequency of visits, cross-shopping and resistance to e-commerce. For years in the NNN space, if you wanted to invest in the space under $5M, you're pretty much buying retail or restaurant deals. NNN medical deals under <$5M really started to emerge 5-10 years ago, when operators in the dental & urgent care industries began to expand. This offered some diversity amongst investors in this deal size. Heartland Dental is one of them. We have one in the market currently, and the deal attributes are strong: - It's tucked right between 2 grocery stores - a Walmart Supercenter and a Fresh Thyme. Perfect demographic target! Both stores are above average performers. - This little retail node sees 75K vehicles pass by it every day. I think the asset also offers some great visibility. - This lease has 10% bumps every 5; most HD's I've seen have 7.5%. Ever wondered about the story behind our name? On this #ThrowbackThursday, we are revisiting where the “Anchor” in Anchor Health Properties came from and how the company began. Founded in 1985, our company initially focused on retail development. In the early 1990s, the company started exploring how our retail development expertise could be applied to the healthcare sector, especially in outpatient settings. Recognizing that healthcare consumers value what all consumers value, it was a natural transition from retail to healthcare development, and at the time, 30 years ago, this was well ahead of the consumer-focused healthcare trends we see today. The name Anchor Health Properties stemmed from the premise of the "anchor" department store that "anchored" a traditional mall.
