Thank you Gabrielle Gould for bringing this to light. Let's start by focusing on our existing conditions and quality as it pertains to historic preservation and new builds. First, the statement “cheaper is better” has been ingrained in our building patterns and it needs to stop. Design, architecture, planning, and engineering is an art. A key signature of the team or individual who created it. I say team because most times it takes a team to bring it to fruition. “Wait, isn’t the quick prefab supposed to be more efficient?” Not exactly. The old way was! This is why we still see ancient marvels that baffle current structural engineering understanding. Look at the Pyramids or Manchu Pichu! These amazing feets are still standing to this day. As the saying goes, “Rome wasn't built in a day.” It certainly was not. So how can we build more resilient buildings? Start by getting to know the history and partner with an archeologist. Building quality is worth every dollar, it creates a vibrant community for all income types.

Teamwork makes the dreamwork IF the team members complement one another In this case, we created a team that would demolish the '92 Dream Team with Jordan, Pippen, Bird, Ewing, Barkley, and Magic 🔥 Here's what we did: -bought industrial-flex portfolio in June 2023 (shout out Alan Cafiero) -2 largest tenants totaling 37k SF were expiring Jan 2024 (6 months after closing) and paying a blended $4.75/foot -Painted the exterior of the building from a Big Bird Yellow to a gray tone -Paved sections of the parking lot -Upgraded the landscaping and curb appeal of the industrial park -Replaced entire 37K SF with a single user at a market rate of $7.25/foot NNN prior to initial leases expiring We increased our rent collection for the property by $8k/month ($95k/year) Even more exciting... assuming a 7.5% cap rate, we increased the property's value by $1.26 million. Government office buildings aren't usually known for being particularly attractive. But then again, ambitious developments like the Texas Capitol Complex aren't your typical run-of-the-mill government project! The second phase of this years-long effort to modernize the area directly north of the Capitol is getting underway and will include two new state office buildings along West 15th Street. This is terrible and highlights a serious concern that anyone working in building decarb should pay attention to. I strongly recommend Chelsea's LAT piece on this (https://lnkd.in/gTEnEaiq). To quickly summarize why this is important for building decarb: The landlord (Douglas Emmett) claims to be evicting its tenants in order to do City-ordered work. In this case, the work is on the buildings' sprinkler systems, but it's not hard to imagine the same scenario happening with mandatory building-decarb measures like replacing an HVAC system. It's not that the work shouldn't be done--this apartment complex had several fires leading up to the repair order, and, analogously, the ongoing climate, health, and energy-burden impacts of existing buildings necessitate building electrification and efficiency improvements--but tenants also need to be protected when the work is done, meaning no relocation except where necessary, full support for the term of the relocation, and right to return at their former rent without losing rent-stabilized status. This also points up the need for attentive enforcement and implementation, not just good policy. LA has laws that are specifically designed to deal with this problem: its rent-stabilization ordinance does not allow evictions in these circumstances, and its tenant anti-harassment ordinance prohibits telling a tenant they have to leave when they don't. But the City isn't using its full authority to enforce those laws, here or elsewhere. Solidarity with Barrington Plaza tenants today who are fighting an unlawful Ellis Act eviction for sprinkler renovations. This would set a dangerous precedent for how landlords are obligated to carry out renovation work in the future.
