While many families can't afford to pay a mortgage or qualify for one, combining resources in #cooperative ownership is a path to sustainable homeownership. A legislative bill is currently proposed to support the development of limited equity cooperatives in the #UnitedStates. It would direct the Housing and Urban Development (HUD) to establish a program to provide zero-interest loans to nonprofit and public sector entities for the pre-development, acquisition, development, rehabilitation, or conversion of buildings into limited equity cooperatives. https://ow.ly/iLpA50PRx2z

Last year, the California Housing Finance Agency (CalHFA) allocated $300 million to the Dream for All program. However, the funds were exhausted in just EIGHT business days, demonstrating the high demand for such assistance. As we enter the new fiscal year, only $200 million is available for the program, indicating a need for potential adjustments to ensure the program’s sustainability. CalHFA is set to review the guidelines, program terms, and criteria, with proposals expected to be released in the fall. One of the anticipated changes is a possible adjustment in the dollar amount limit per person. While this is not an official statement, I suggest that the program might continue to provide a 20% down payment but cap it at $100,000 per person. The Dream for All program has been instrumental in helping homebuyers, especially those looking at homes under $500,000. For homes priced over $500,000, the down payment assistance is reduced. However, with the proposed changes, the program’s rules are likely to evolve. I suggest all realtors to advise your clients to prepare and qualify for the program now. Let's not wait until the program is back and risk missing out due to qualification issues. Funds are expected to be released in the spring and will not last long. Better to start the journey now. Well, here's a provocative statement, for you. Whether you're in property or not, I'd love to hear your thoughts on this. With unending negative press about us greedy landlords and how we are a thorn in the side of society, driving up prices and taking houses from people left, right and centre, it was more than refreshing to hear another perspective. At this month’s Midlands Investor Network Group hosted by Mark Burrows you could have heard a pin drop as Trish McGirr talked us through a very people-centric and stressful side of property and its link to mental health and suicide. - £1.9bn is the cost of the UK debt industry. - 1,826 people in UK declared bankruptcy in the last quarter. - 77,000 households are currently at risk of not paying their mortgage and so losing their home. - And at the same time there are 12% less rental properties available vs this time last year. So where do those people live, and who will rent to them if they are in the dangerous mid-ground between earning enough to disqualify for council housing but with a shot credit rating disqualifying them from passing landlord credit checks. She went on to explain the very direct link between the cost of a home, losing a home, bankrupcy, shame, hopelessness and suicide. From her personal experience. One of the most thought-provoking talks I've heard for quite some time about the role of 'property people' in a) saving desperate homeowners from bankruptcy, b) providing solutions to homelessness and c) as landlords, having the ability to adjust our credit criteria to help would-be tenants who are otherwise stuck. It's unconcionable that the Federal Housing Finance Agency (FHFA) allows the Enterprises (Fannie Mae & Freddie Mac) to continue to finance private equity investors to buy manufactured / mobile home parks considered to be "affordable housing" and then astronomically raise rents so that low fixed-income tenants are unable to pay lot rents and preserve their housing, pay for medication, and ensure basic subsistence (food, warmth, home care, etc.). Sen. #SherrodBrown, chair of the U.S. Senate Banking, Housing, and Urban Affairs Committee has demanded answers from the FHFA and Fannie Mae and Freddie Mac, but none have been forthcoming. Meanwhile elders are losing their homes as investors buy mobile home parks and vulnerable elders are losing what they thought would be their final and forever homes and some are becoming homeless. Let’s be clear, the Federal Housing Finance Agency's new report FHLB System at 100: Focusing on the Future is NOT about CDFIs . It is about ensuring that the Government-Sponsored Enterprise that is the FHLB system fulfills its dual mission of liquidity and meeting the nation’s housing and community development needs. Mission-based CDFIs are FHLB members and natural partners for using that liquidity to meet those housing and CD needs! Members like Fahe and Community Development Corporation of Brownsville that provide home mortgages in Appalachia and Rio Grande valley or IFF (CDFI) that provides vital permanent mortgages on Low Income Housing Tax Credit projects throughout the Midwest. This discussion centered around the critical challenges individuals face in achieving financial readiness for homeownership and shared proven strategies to overcome them. Last year, the Robert Wood Johnson Foundation launched a new investment initiative around the preservation of homeownership because health and wealth are inextricably linked.  Creating pathways for new home buyers is critical and while we’re doing that important work, we must also ensure that people who already own a home can continue to live in it safely, affordably and have the opportunity to transfer that wealth to another generation.  Predatory buyers know that homeowners are vulnerable when the cost of owning or fixing a home goes beyond a family's budget. Yesterday, the National Council of State Housing Agencies (NCSHA) convened 5 state housing finance agencies to spotlight how HFAs use grants and low cost loans to address housing conditions and, improve health and wealth.
