The U.S. housing crisis continues on, despite high rates of new, multifamily construction, reads a recent report from the Harvard Joint Center for Housing Studies. While multifamily housing construction has reached a 50-year high, the majority of units constructed remain unaffordable. As reported at Vice by Roshan Abraham, this increased supply should, theoretically, ease the pressure of rent growth, but preserving affordability remains complex based on local and regional challenges, resulting in a nation-wide decrease in affordable rental units. And though rent growth has slowed since its pandemic jumps, the number of affordable unit losses has yet to be replaced. Non-standardized and sometimes incomprehensible zoning restrictions have proven to be a formidable barrier for manufactured housing as we work to provide more people with affordable housing options. This is in stark contrast to the traction we've gained over the last few years, moving away from the “Not In My Backyard” (NIMBY) attitude of the early 2000’s to the “Yes In My Backyard” (YIMBY) legislation working its way through appropriate legal channels starting in 2020. Before we head to DC for the Innovative Housing Showcase next week, we wanted to help get everyone up-to-speed with the work the current administration is doing related to affordable housing and zoning regulations. As we see cities moving toward a wider acceptance of duplexes, triplexes and quadplexes on lots previously restricted to “single-family housing,” we’re also seeing a rise in manufactured housing being discussed as a solution to general affordability in urban areas. Over the past year, we've witnessed a remarkable shift in our industry. Many clients in the Multi-Family Construction sector are redirecting their focus from luxury apartments to Affordable Housing/Low-Income Housing Units. 🏘 A prime example of this trend is the recent grand opening of "Kapuso at Upper Yard," a $119 million Mixed-Use development in San Francisco's Outer Mission area. This project includes 131 units designed to serve low-to-moderate-income families. It's a testament to the growing demand for more inclusive housing solutions.
