In the world of sports, as in business, it's the people who make the real difference. Today, I want to take a moment to recognize Jason Kelce, who has just announced his retirement. As an ardent Eagles fan, I've watched him play with grit and determination, mirroring the same tenacity we strive for in the Managed IT Services industry. Jason's impact on the city of Philadelphia is undeniable, much like the impact we aim to have on our clients at Atlantic Tomorrow's Office. Few institutions of everyday life have experienced such a dramatic fall from grace as the shopping #mall, once a titan of American consumerism that embodied the suburbanite’s need for “safe” artificial gathering spots that felt more #Disneyland than downtown. Thanks to the combination of e-commerce and the pandemic, malls once teeming with teenagers and busy chain stores now sit entirely vacant. It’s due in large part to the shuttering of anchor tenants. Some are finding second lives as #healthcare facilities—a trend that has gained momentum since the pandemic. Vanderbilt University #MedicalCenter plans to move into the massive Hickory Hollow Mall in southeast #Nashville, which once reigned as Tennessee’s largest shopping center. “The possibilities for service offerings in a facility of this scale are endless,” Dr. Jeff Balser, the medical center’s CEO, said. While the mall-to-medicine trajectory may be unexpected, they can enable #hospital systems to deliver care more flexibly, cater to the rising trend of #telehealth, and promote #economicdevelopment. Some vacant malls are in diverse neighborhoods that need increased access to healthcare.

David Gutstadt, the creator of Fitler Club, is leading Ballers’ executive and operations team. 2) Shifting #CRE Plates on Avenue of the Arts Philadelphia Business Journal, and Jake Blumgart and Ryan Riggs (among others) in The Inquirer have written on the impacts of the sudden closure of University of the Arts, which follows on recent shuttering of Cabrini College , Delaware College of Art and Design, and Pennsylvania Academy of the Fine Arts Arts. UArts’ Center City real estate portfolio is substantial — and prominent. And absolutely certain to attract massive interest among the usual opportunistic investors. 3) US Office Fit-Out Cost Increases are Moderating Andy Peters recently shared in CoStar News the results of a recent multi-market survey of year-over-year changes in #design and #construction costs for US #office fit-out projects. Mercifully, the composite for metro #Philadelphia reflect costs that are just slightly higher than 2023. What a relief! BUILDING WATCH: #Publicservice award of the week is pinned on Ximena Conde, for publishing (in The Inquirer) news that Southeastern Pennsylvania Transportation Authority (SEPTA) is in process of repealing its four-year+ waiver on parking fees at SEPTA regional rail lots and several garages. Can we spell institutional “tin ear?” SEPTA Regional ridership has not returned to anywhere near pre-pandemic levels — despite this concession. Why, then, take public steps now to increase the barrier to adding ridership? 📣All aboard!

Iconic Sign History: Location: Scranton, Pennsylvania Find it at: Downtown Scranton Year put up: 1923 You probably associate Scranton with "The Office" more than with innovation, but this quiet Pennsylvania city was once a pioneer of embracing a groundbreaking new technology called electricity. When Scranton called itself "the Electric City," it wasn't exaggerating. In the 1880s, it was one of the first cities to have electricity and to use electric-powered streetcars. The sign was put up in 1923 to boast these accomplishments, and it used 1,200 lightbulbs just to show the rest of the world how far into the future they really were. As you've probably guessed, the city didn't continue leading the way in innovation during the 20th century, and its iconic sign was actually turned off for several decades. Those of us who love #Connecticut for all it has to offer also want to see it live up to its potential. That takes ‘tough love’ and an honest assessment of the State’s flaws. We painted on some Federal #ARPA lipstick to clean up our balance sheet but our #economicdevelopment policy is still a pig. I’ve built 8 different companies here in #Connecticut and #angelinvested in dozens more in the past 3 decades. Those who know me have no doubt that I’ve been one of the State’s most enthusiastic proponents….but returning to robust #jobcreation and #economicgrowth requires more than cheerleading. It requires complex #systemsthinking with an #entrepreneurcentric #public-#private-#philanthropic-#academia collaborative approach to. #economicdevelopment policy. My colleagues and I have done the thorough assessment, State-by-State #benchmarking, and #bestpractices analysis, and we have a comprehensive plan we’re sharing with Connecticut Department of Economic and Community Development, the #CommerceCommittee, our local #legislators, #advancedmanufacturing - #cleantech - #medtech leaders, #highereducation, #STEM, #communityleaders, and Ned Lamont if he’s willing to listen. It is a genuinely #transformative roadmap that will make every #Connecticut #taxpayer proud.
I’m a firm believer that Connecticut has much to be proud of. Beyond the growth we’ve recently made following Connecticut’s lost decade, we also have multiple national championships 🏒🏀, life saving innovations, world class chefs, and much more.
