After 12 years of real estate development, working on 1000+ multifamily units and hospitality projects, I decided to leverage that experience and follow my passion. I started a microhotel brand, Ritz and Hammock. Why I believe this makes sense in today's market: 1. Proven concept, a recession-proof model, which provides budget high-quality accommodation. Successful upscale hostel brands like Generator/ Freehand are expanding rapidly in the US. 2. Converting existing underutilized commercial space is faster and cheaper process. Our estimate is 70%-80% in construction savings compared to new construction. Microhotel requires less plumbing infrastructure and fewer standards than a residential conversion. No new square footage is made. 3. Great timing on the market to negotiate a favorable land deal or long-term lease. 4. San Diego has the highest occupancy rates in the nation - an average of 86%. 5.
