Sherman has developed over 12,000 multifamily units and currently owns and manages over 6,800 multifamily rental units (affordable and market-rate). Sherman also owns and manages over 640,000 square feet of commercial space, five hotels, four Starbucks, three restaurants, and two solar gardens.

    Sherman Associates was fortunate to have Joclyn Hutchison join us for the past two weeks as a summer legal intern! Joclyn joined us as part of her Summer Associate position at Winthrop & Weinstine, P.A. and in conjunction with Twin Cities Diversity in Practice. We were lucky to tour two of Sherman's newest multifamily projects this week, Ladder 260 and O2 Luxury Tower (below is the view from O2's 22nd floor!).     Sherman Associates, Justin Sutherland, and Restore Restaurant Holdings announce Pearl & the Thief as the next prominent restaurant to enter the Mill District, located in the O2 Luxury Tower. Pearl & the Thief is Sutherland’s award-winning restaurant known for its seafood and southern fare. Its new location will serve as a destination dining experience for the Mill District with an exceptional culinary experience and captivating atmosphere.     KARE 11 takes a look at Sherman Associates' office to housing conversion projects that are underway in both Minneapolis and St. Paul, as cities across the country seek to reimagine their downtowns. Northstar Center and Landmark Towers will deliver just over 400 housing units to the Twin Cities, where there's a growing trend of converting vacant office spaces into residential apartments. With many offices empty post-pandemic, Chris Sherman sees the opportunity to transform these downtowns into central living districts. Despite challenges like high costs and complicated financing structures navigated by Trevor Martinez, these conversions are vital for reviving downtowns, boosting housing markets, and stabilizing local tax bases. Plus, they're more sustainable than new construction projects, supporting local labor and reducing environmental impact.     A vital goal of our Downtown Investment Strategy is to transform and convert the right mix of StPL’s under-utilized commercial buildings into residential spaces to inject the city with more people, which will naturally bring in added vibrancy and activity.    One project that is on its way to making this goal a reality is the work done by Sherman Associates, who is in the process of a significant and exciting transformation project at Landmark Towers — a skyscraper built in 1983 and on the National Register of Historic Places — into 187 residential units.   Landmark Towers is in a prime location adjacent to Rice Park and Mississippi River Valley, and has notable neighbors including the The Saint Paul Hotel, George Latimer Central Library, Ordway Center for the Performing Arts and Xcel Energy Center.   Sherman Associates has been an excellent partner for the City of Saint Paul and is eyeing April 2025 to welcome residents who will enjoy larger than average unit sizes with stellar views, plus amenities including a sauna, fitness center, club room, spa, pool and a rooftop lawn. What’s more, Sherman Associates will beautify the streetscape with extra greenspace.   It’s these projects that get us excited about the future of Saint Paul and we are looking forward to future conversions to breathe new life into our city. 🌟

    Last week we planted 23 trees with the Riverside Plaza community! 🌳 For the past five years, we’ve been creating a mini-park with Riverside Plaza, a large rental community in Minneapolis’s Cedar-Riverside neighborhood. The new trees will bring shade and beauty to the space, and join several rain gardens in soaking in more than 500,000 gallons of stormwater annually!     Sherman Associates welcomes new residents to the Mill District with affordable living at Ladder 260, delivering 90 new construction homes. The property serves households earning 30-60% of the area median income. Ladder 260 provides free internet to each apartment home for its residents, the first affordable housing development in Minneapolis to provide this benefit. “We are eager to deliver this rare new construction affordable housing product to downtown Minneapolis.     Katrina Cadalbert, Assistant General Counsel at Sherman Associates spoke at this week's MNCREW Program about safeguarding properties with the indispensable role of real estate attorneys. Real estate transactions involve a myriad of laws and regulations, making it essential to have a legal expert by your side. From deal terms negotiation to ensuring compliance with zoning laws and environmental regulations, real estate attorneys bring specialized knowledge to the table. Cadalbert spoke to the complexities of two of Sherman's projects: the historic office-to-residential conversion of Landmark Tower in St. Paul and the historic rehabilitation of the Duluth Armory in Duluth. Sherman’s in-house legal team spearheads the closing of all projects while also navigating issues that arise in a diverse real estate company. Consisting of staff with high-level knowledge of real estate and land-use matters, as well as affordable housing and conventional real estate finance, the team works hand-in-hand with the development and operations teams to ensure the stability and long-term success of Sherman Associates projects.

    Paula Beck, EVP & General Counsel at Sherman Associates joined Minnesota Brownfields for a tour and presentation about Sherman's housing development at The Heights in St. Paul, in partnership with Saint Paul Port Authority. The event included a site walk and discussions of the construction and remediation processes of the former golf course as well as redevelopment opportunities at The Heights, including the 1,000 units of affordable housing that Sherman along with Twin Cities Habitat for Humanity and JO Companies plan to deliver for all ages and all incomes with for sale and rental housing. The Heights Affordable Housing Partnership is committed to providing housing for the "missing middle" with high-quality, sustainable homes in a community that is designed for connectivity and walkability, supporting wealth generation and opportunity for all.
